Luxury villa competition

A privileged setting, a plot of land on the boundary between the built environment, wheat fields, and the ocean. A narrow strip, barely 70 meters wide, gently sloping towards the sea… in Cadizfornia. In this location, we have the opportunity to plan a luxury villa development that aims to make the most of the virtues of this site while always seeking integration with the surroundings. The main challenges addressed by this proposal are:

  • Protection against the Levante wind
  • Maximizing views
  • Minimal visual impact

Obtaining maximum open space The narrowness of the plot and the mandatory setback of 10 meters motivated the proposed solution. The solution is aimed at maximizing the surface area of the land, prioritizing open and green areas over construction… an opportunity to merge these open areas with views of the sea and the countryside. This is a project that, since the beginning, eliminates the presence of cars on the plot by proposing two separate entrances, one from the road shared with the hotel and another from the public road leading to the Cuartel del Mar. It also features two pedestrian entrances, one at the top of the plot and another allowing access from the beach.

The proposal is developed in 6 clusters (strips) distributed along 6 pedestrian paths parallel to the beachfront. These are organized in groups of two or three houses (except for one, the closest to the sea, which consists of four houses). The layout on the ground floor aims to provide each house with the best possible views while always taking into account protection against the Levante wind. The gentle slope, only 4%, allows for a staggered arrangement of the buildings, minimizing interference between the views of one house and another and ensuring that those farther away can also enjoy the horizon.
