This residential complex is destined to local users, people from Sevilla and its metropolitan area who are looking for an inexpensive or better housing solution than they could find in the Capital.

The design of the housing complex is optimized, always looking for a balance between compactness and low-cost materials to arrange an attractive and not massed volume to keep distances from the well-known heavy urban blocks.

The dimension of dwellings is between the single-family house and the most required multifamily one. This idea implies a better adaptation to the context, which goes to be an evident distinction mark for the residential complex.

Each block has 3 apartments or 4 if it is in the corner. Each one with 3 or 4 bedrooms is also double oriented, providing natural ventilation. Compact and slightly terraced design of the volumes, arrange a less massive aspect and better integration in the low urban density surrounding, to contain the total cost.

 

THE PLOT OUTLINE

The better orientation are the Southeast and the Northeast. Low density and the declivity of the ground in this direction produce better views to the outside. Putting buildings on Southeast and northeast border, we gain more internal space to place gardens and increase the sense of openness of the sector. This strategy benefits this residential complex but also the adjacent one which will be build up by Aedas Inmobiliaria.

Services are placed on the avenue front, the most suitable side for commercial activities. They represent the ground floor base of the volumes, in harmony with the terraced buildings developing throughout the acclivity. The main entrance of the plot is disposed next to the traffic circle to mark a defined gate into the commercial base volume.

 

THE FLAT PROTOTYPE

All the flats are split in two areas, the sleeping and the living area, besides they are extremely flexible. The project avoids crossed living rooms or long corridors and rooms have optimal proportions for an easy furniture arrangement.

The most part of the houses includes the possibility to integrate kitchen into the living room or to obtain a third or fourth bedroom from the living room.

The flats benefit the best orientation and enlightenment. Living rooms and kitchens always have views on the green areas and the swimming pull, and they receive excellent sunlight. 3 o 4 rooms apartments are double-oriented to supply it with crossed ventilation.
