Habitat Jardines de Oriente is located at the boundary between the neighborhoods of Sevilla Este and Parque Alcosa, in an area that reflects the tensions and opportunities characteristic of the urban periphery.
The plot, with clearly defined boundaries and precise zoning regulations, provides the conditions for a rigorous and restrained architectural response.

The urban planning ordinance defines a volumetry for the entire block, with clearly established building heights ranging from four to eight stories and a buildable depth of 11 meters. Within these parameters, the project adopts a closed-block configuration, organized around a large central courtyard conceived as an interior plaza: a communal space that also serves to structure access to the development’s ten building entrances.

The complex is organized around a single main access point, from which all residential cores are reached. This gesture reinforces the sense of unity and provides a clear, hierarchical pathway linking public and private spaces.

The project includes two basement levels: the first designated for parking and storage rooms, and the second dedicated exclusively to storage. The underground layout follows a clear operational logic, optimizing the use of the plot and its connection to the vertical circulation cores.

In summary, this proposal seeks a balance between density, organizational clarity, and urban sensibility, aiming to deliver architecture that is discreet yet resolute in its commitment to permanence.
